Julian Wadden and Will Solicitors
Julian Wadden is an estate and letting agency in South Manchester, serving Didsbury, Stockport, Marple and the Heatons since 2007. It helps homeowners sell, buyers find a home, and landlords let and manage property, with services covering valuations, auctions, prestige homes, mortgages, new homes and land. Its website also lists probate services among the help it offers. Julian Wadden is a subsidiary of Thornley Groves and part of the Lomond group.
Many people come to Julian Wadden while dealing with a family home, sometimes after a parent has died. Seeing that process up close is often what prompts people to put their own affairs in order. Through Julian Wadden, you can book a free first consultation call with us, with no obligation to take things further. Our fees are fixed and published, from £150 + VAT for a single will or £275 + VAT for a pair of mirror wills, and you know the price before any work starts.
Looking after the people behind the firm
Some people come to Julian Wadden because they are selling the home of a parent who has died. Others are buying their first place in Didsbury or the Heatons, or moving out to Marple for more space.
Each situation raises the same question from a different side: what happens to your home and savings when you are gone, and who steps in if you cannot manage your affairs. Clearing a parent's estate often shows how much a clear will and a lasting power of attorney would have helped. Putting your own in place spares your family that work.

I am selling a parent's house through Julian Wadden. Can you help with probate?
Yes. Help after a death is one of our services. We can explain what the executors need to do, help apply for the grant of probate where it is needed, and deal with the estate. Your first consultation call is free, so you can find out what is involved before deciding anything.
What happens to our home if one of us dies without a will?
It depends on how you own it and whether you are married. Joint tenants pass their share to the survivor automatically. Tenants in common pass their share under a will, or under the intestacy rules if there is none. An unmarried partner has no automatic right to inherit. A will removes that uncertainty.
Does a lasting power of attorney help if I need to sell my home later?
It can. If you lose capacity, a property and financial affairs LPA lets your chosen attorney sell your home, for example to fund care, without a court application. You choose who acts and can set out guidance for them. An LPA must be registered with the Office of the Public Guardian before it can be used.
